ORA

Occupational Right Agreement

Occupational License Payment

This is the amount you pay upfront when you purchase an ORA for a Care Suite or dwelling in a retirement village.

Facilities Fee (or Deferred Management Fee)

This is the fee is charged by Oceania for the occupation of a retirement apartment or villa. It is payable when the unit has been vacated and resold.

Net Management Fee

This is the fee is charged by Oceania when a retirement Care Suite has been vacated.

Outgoing’s Charge or Weekly Fee

This is the fee that covers the ongoing maintenance overheads of running the village. At Oceania this fee is fixed for life when the ORA is signed.

Daily Care Fee for contracted care services

This fee is set by the DHB and covers the residential care services Oceania provides to Rest Home, Hospital, Dementia, Care Suite and Respite residents.

NASC

Needs Assessment and Service Coordination. They are the assessor that determines the level of aged care required.

WINZ

Work and Income New Zealand, a government agency that approves Residential Care Subsidies and Residential Care Loans.
