We don’t take a ‘one size fits all’ approach to our Villages – that’s why we keep them boutique, with careful consideration given to the region and community they are part of. The unique design of each Village centres around fostering connections and a tight-knit community, and is devised to blend in with the surroundings, making the most of the views and natural light.

I wish I had moved to the village much sooner than I did because the companionship is here when needed. The activity program has grown from strength to strength over the last two years. The location is excellent and the village has property to suit everyone’s budget.

Each Village offers a range of flexible community spaces, designed for you to gather and connect with other residents, and your family and friends. Relax in a comfy armchair by the fireplace, enjoy a social game of cards with friends or fire up the communal BBQ with your family. From open spaces to more private options, you can socialise in a way that works for you.
I am surrounded by lovely gardens and friends and neighbours. It is a great comfort, you never need to feel alone and I know I only have to press a bell if I need help.
Spaces designed for living.
Every Oceania home offers a seamless living experience. Our design team considers the view, natural light, sense of privacy, outdoor spaces, warmth and fixtures and fittings designed for ease of use. We provide the perfect canvas for you to make your own, adding your taste and personality as much or as little as you’d like. The ideal place to host the family for dinner like you always have, or for the grandkids’ full-scale Lego battle.
The friendly environment is very comforting. I value my own space, which I have at the village, but there is also always a resident to have a cuppa and a chat with when needed.
Keeping food social.
If you’re not a fan of dishes and feel like having someone else brew you a cuppa, you can enjoy a delicious bite to eat and a chat with friends at our onsite cafes. Or enjoy a taste adventure at one of our culinary-themed evenings, which are part of our ongoing social calendar.
I’m out and about most days but I like to mix with my neighbours at afternoon tea in the lounge, or over dinner in the dining room. The food is very good, and I’ve just clicked with the people here.

Reputable & dependable management
When you move to Oceania, you know you’ll be in safe hands. Despite the fact that we may look like a new company, as we were listed on the NZX in 2017, we actually have a long history in Aged Care Living and Village Living. Many of our sites have been a big part of their local communities for over 50 years.
Continuum of care
Nobody likes having to move, especially if you do need extra support. Thankfully you can enjoy a continuum of care at Oceania, as most of our Villages have a Care Centre either onsite or close by. Plus, you’ll have preferential entry if a room is available.
Easy transfer to a Care Suite
If you need to transfer to a Care Suite from an Oceania apartment or villa, you can rest easy knowing you’ll always be able to afford one. We’ll allow you to use your apartment or villa’s equity to fund your Care Suite purchase. Even if the value of the Care Suite is more than the refund from your abode, you won’t need to find additional funds. You can move into your Care Suite whilst you’re waiting for your apartment or villa to resell.
Fixed weekly fee – guaranteed
Worrying about your bills, rates, and insurance can get in the way of the things you love to do. That’s why we have fixed weekly fees, giving you the certainty that there won’t be any unexpected costs to deal with.
Deferred Management Fee capped at 30%
Nobody likes surprises – especially hidden fees. At Oceania, our Deferred Management Fee is capped at 30% after 3 years, so you know upfront the maximum fee you will pay when you vacate your villa or apartment.
Stress-free move-out process
Moving is hard enough without the added worry of actually selling your house. That’s why Oceania takes care of selling your apartment or villa for you. Better yet, we’ll also cover the refurbishment costs – but you may need to contribute if there are any damages that are over and above general wear and tear.
Fees stop when you leave
It’s never nice to pay for something when you’re not using it. That’s why, when you move out of your Oceania apartment or villa, your weekly fees stop as soon as you hand the keys back. It’s as simple as that.
When you move into an Oceania apartment or villa, you can relax knowing your investment is protected, even in the event of a natural disaster or a turn in the property market. Oceania takes care of the building insurance, so we will bear any capital losses if your apartment or villa sells for less than what you paid for it.
Interest if your unit remains unsold
If you ever need to leave your Oceania apartment or villa, we make it as stress-free as possible – even if your unit doesn’t sell straight away. We will pay you interest on your refund amount if your villa or apartment remains unsold after six months.
